Don't Be a Miser During the Summer When It Comes to Air Conditioning!

When selling a home for sale in Southwest Louisiana it is important to keep the temperature comfortable.  Southwest Louisiana experiences hot and humid weather about 8 months out of the year.  July and August are typically the hottest months and this year has been no different with record temperatures.

During the summer months, air conditioners can run at capacity and during high cooling usage it is not uncommon for a Lake Charles home to require HVAC service.  It is hard on a AC unit when the cooling system is running to cool off a 90 degree home to a 78 degree temperature.  During a recent Lake Charles home inspection I attended the thermostat was set on 90. When the thermostat was lowered to 76. It took 1 hour for the temperature to drop 2 degrees!  That AC was working overtime to cool that HOT HOUSE down!

A Lake Charles home for sale that has been closed up with no utilities running can be like baking in an oven when you step inside.  No matter what type of insulation and vents a home has, with no air circulating and

days of 100 degree heat, the inside of a house is going to be HOT!  The shingles on your roof take a beating in the summer and become brittle and cracked from the heat.  If a home has adequate ventilation for the heat to escape the attic and roof will remain cooler.

If you have your Lake Charles home listed for sale during the summer months it is recommended that the homeowner keep the temperature comfortable.  I have listed Lake Charles homes for absentee owners who are budget conscious but I promise you that keeping your thermostat set at 76- 78 will not cause you to go broke!  

Its Hot

When Showing homes in the afternoon (when most buyers get off work), I can guarantee the temperature will be hot.  The last thing a buyer wants to experience when viewing a potential home is stepping inside the home and melting.   If a buyer is comfortable stepping into a cool home, they will probably stay inside longer and take more time to view your Lake Charles Home for Sale!
