Would You Trust "Goober" to Conduct Your Home Inspection?

A real estate home inspection is when a licensed qualified home inspector takes a look around the property you are considering purchasing and informs you of obvious and potential damage or problems with the property. Louisiana requires that all professional home inspectors be licensed by the Louisiana State Board of Home Inspectors.

 

  • Why Should a Buyer Obtain a Home Inspection?

 

Property inspections often shed light on items or repairs that may not be visible. Knowledge is very important and can mean the difference between taking on a project or thousands of dollars in repairs and/or professional help.  Buyers want to know ahead of time what works and does not work in the house before proceeding further with the sale.

 

  • What if a Buyer Cannot Afford a Home Inspection? 

 

  • Can a Family Member Inspect?

 

 

The Buyer is Still Entitled to an Inspection If they So Choose

 

Often times money is tight for a home buyer and when deciding whether to spend $350 on an inspection versus allocating this amount for the home appraisal, the lender usually wins out with that check.  I suppose some home inspection is better than none at all even if the Buyer chooses to let "Goober" inspect the house for them. (Who remembers the character Goober from the Andy Griffith Show Mayberry RFD?)

 

Sometimes our small rural areas are alot like Mayberry so the Buyer will let "Uncle Joe" or Grandpa Jim the retired contractor show up to assist the Buyer on "inspection day"  

 

When this happens, guess who fills in the Buyer's head with problems and misinformation??  GOOBER!

 

GOOBER'S TOP  5  UNREALISTIC  TIPS FOR  BUYERS

 

  1. If the Seller won't make these repairs you can re-negotiate your price the house is not worth $xxx,xxx anyway
  2. This 1960 electrical wiring is not up to code, the entire house needs to be re-wired or your house will burn down
  3. That cooper tubing is not worth anything, what you want is galvenized pipe because its durable
  4. The City needs to move that electrical pole and run all the wires attached to the house underground
  5. The Seller needs to remove that big oak tree in the front yard because you will never be able to grow grass.

 

TRUST YOUR REALTOR FOR TIPS NOT GOOBER!

 

 

Buyers are allowed home inspection, it is a discovery period but Sellers are NOT obligated to make any repairs. 

 

When the buyer completes their home inspection the buyer’s agent will prepare an Inspection Response Form listing items buyer would Like seller to repair or replace.   Seller’s are allowed to respond to the inspection and buyer will have a final opportunity to accept or reject seller’s response electing to move forward with the Louisiana home purchase.   The Buyer's agent should prepare the Buyer for realistic expectations.

 

In Southwest Louisiana and especially in our smaller rural communities and historical districts, there are many 50-100 year old homes, some of which have been remodeled.  Older homes should never be compared to new construction homes and inspectors will also find deficiencies with new construction homes!  Asking a home seller to completely re-wire or re-plumb the house is a fantasy, no matter what Goober says, it ain't going to happen!
