FHA/VA Requirements For Septic Systems: Be Sure to include the Needed Language the Inspection Report

Many homes in Southwest Louisiana have what is known as mechanical sewer systems.  When a Lake Charles home is located outside of the city limits it is not uncommon for the Lake Charles home for sale to have a mechanical sewer.  The Louisiana Residential Agreement to Buy or Sell contract contains a clause which states that the seller is responsible for providing buyer with an approved sewer inspection report.

The sewer inspection report in Lake Charles, LA and other ares of Southwest Louisiana is usually a one page invoice from the vendor stating that the system is working property and repairs (if any) were made.  Repairs could be the system was pumped out, the aerator was replaced, etc. 

It has been common practice for real estate agents to submit the one page sewer inspection from the vendor to the loan officer to process the buyer's loan requirement.

Recently I had a lender ask for a more detailed report due to FHA guidelines.  The loan officer shared the following with me:

Per FHA/VA requirements, the septic inspection must state the following:

1. Provide a statement that the system, with proper maintenance, can be expected to function satisfactorily and is unlikely to create an unsanitary condition;

2. The system does not constitute an assurance by the authority that the system will continue to perform satisfactorily, only that if properly maintained, the system cn be expected to be adequate, based on the authority's knowledge of present site conditions; and

3. Show how many bedrooms the sewage disposal system is designed for and whether or not there is a garbage disposal.

Waiting on updating the sewer inspection to include this language slowed the transaction while the seller's agent went to three different sewer vendors asking that this information be included in a new report.  None of the current Lake Charles sewer vendors include this in the sewer inspection.

As always, banks and lenders are cracking down and going by the book on guidelines.  For future reference, if you are selling your Lake Charles home and have a sewer system, you will need to make sure the inspector addressed all of these points above in the inspection report.

Listed below is an example of what the seller was able to obtain from a local sewer company to meet the FHA/VA guidelines. The conditions were listed as an attachment to the sewer report.
