Has Your REALTOR discussed A Home Warranty With You?


The Louisiana Residential Agreement to Buy or Sell has a section that specifically addresses  A Home/Service Warranty.

This section of the Louisiana Residential Agreement to Buy or Sell allows the Lake Charles Home Buyer to ask the Lake Charles Home Seller for a Home Warranty.  There is a box to check specifying who will pay for the warranty and who will order the home warranty.

There are several Home Warranty Companies to choose from.  The one that I usually recommend is Old Republic Home Warranty.  The  Basic Seller/Home Buyer Coverage is $419 with a $75 Trade Call Fee. 


When I am working with Lake Charles Home Buyers and the Lake Charles Buyer is ready to write and offer on a Lake Charles Home for Sale, if the home is not a new construction home, which has a New Home Warranty in place, I will recommend that the Buyer ask the Seller for a Home Warranty Plan.

Great topic. Not only is a Home Warranty Policy important, the strength of the company you select as the provider is important as well.

Hi Marilyn, defintely important to double check what is covered by each Home Warranty provider, not all are created equal, I think Old Republic is one of the better ones though...

Good morning Marilyn,

I too recommend the buyer ask for a residential service contract at the seller's expense. It is standard practice in Austin and I tell my seller to expect to be asked for one and often my sellers sign up for the coverage through the listing period. Has proven to be beneficial!

Old Republic is one of the better companies out there.  Using a good home warrantly company can be extremely valuable.  I had a home warranty on a house years ago and they refused to pay.  In the end the agents paid for the work.  These days, I always go for a good reliable company.
